Our client, Native Realty, has been spearheading a renaissance of sorts in Flagler Village, an up-and-coming residential and commercial area just north of downtown Fort Lauderdale. The area is very popular among locals.
Before the first shovel hit the ground, GSD was brought in to provide expert planning and consulting on issues such as constructability, repurposing, and restoration of a mixed-use property called The Hive. The client needed a well-conceived and thoroughly reviewed set of construction documents to satisfy a variety of project stakeholders.
The Hive is a 15,000-square-foot mixed-use property at 900 North Flagler Drive. Tenants include a collection of businesses like an classic arcade bar called Glitch, JB & C Juice Bar and Café, Red Pearl Yoga, Bean to Brew, Beer Punx, and Arts and Crafts Social Club. At the time of project completion, it housed our client’s office, where they handled the leasing for The Hive.
Flagler Village is a 300-acre neighborhood bordered by the skyscrapers of the downtown skyline to the south, F.E.C. Railroad to the west, Sunrise Blvd to the North, Federal Highway to the east, and Broward Blvd to the South. Populated with warehouses from the 1950’s, Native Realty is the development company behind many of the adaptive reuse projects in the community that are repurposing these old structures into neighborhood destinations, such as The Hive. GSD is helping clients like Native Realty reimagine and convert these warehouses into restaurants, bars, yoga and workout studios, coffee shops, art studios, and so much more.
