Some businesses at certain locations are just not meant to be. That was the case with two restaurants that called 200 E. Palmetto Park Road in Boca Raton home. This “flash in the pan” activity didn’t escape the partners of Steinberg Garellek Law, with offices nearby in downtown Boca Raton. They needed to plan for growth and thought it was time that this location settled down with a respectable, long-term business. Theirs, of course.
From Tarts to Torts: Retrofitting a Restaurant Into a Law Office
It took some vision to see how a restaurant—complete with stainless steel kitchen, walk-in coolers and the like— could be repurposed to accommodate the much more sedate business of the practice of law. But the partners wanted a decent footprint, a good neighborhood and prestigious address, and 200 E. Palmetto Park Road fit the bill. GSD Contracting was involved from the pre-purchase stage of the 8,500 sq ft space. GSD was thus entrusted with the opportunity to thoroughly inspect the premises, proof constructability, devise a plan and set a realistic budget pre-design.
One of the challenges of the project was the extensive demolition and sophisticated mechanical systems. High quality in-place equipment, ducting and controls were thoughtfully incorporated into a new mechanical design better suited for professional office space.
The partners were interested in using green materials where possible. Cost vs. value decisions were weighed. An area where we were able to offer our expertise was whether or not the law firm should make the investment in LED lighting. Today’s LED bulbs can be six to seven times more energy efficient than conventional incandescent lights and cut energy use by more than 80 percent.
Good-quality LED bulbs can have a useful life of 25,000 hours or more — meaning they can last more than 25 times longer than traditional light bulbs. That is a life of more than three years if run 24 hours a day, seven days a week.
It all comes down to a cost-benefit analysis. An LED lighting system can cost three times what a traditional T8 fluorescent tube system costs, but fluorescents come at higher maintenance and labor costs. Interior LED lighting paybacks can be in the 2-4 year range.
It was a testament to the law partners’ long range thinking that they weighed the pros and cons and decided that LED lighting was an investment worth making.
